Rates

• Villa rates are quoted in US Dollar.
• Villa rates include to 15% government tax and service charge.
• Check-in time is as from 2.00 pm.  Early check in is available free of charge based upon availability.
• Checkout is at 11:00 am. Late checkout is possible at extra cost and based on availability.
  Late check out by maximum 6:00 pm at 50% of the net rate.  Check out after 6:00 pm at 100% of the net rate.

Services not included

• Lunch or dinner are available, but are not included.  It can be served within 24h notice and prepared by our cook.  Guests pay the cost of groceries and Villa Theo charges a cooking fee of IDR 250’000 per meal.
• Massage can be organized in the Villa at the charge of the customer.
• Extra bed for adult is charged US $35 per day + 15% tax; a baby cot is charged $10 per day + 15% tax.
• We can also organize rental of scooters and car with a driver at guest’s charge.

Swimming Pool
Parents of young children may wish to note that Villa Theo has no fence around the swimming pool.  This may require a level of supervision higher than one may be accustomed to elsewhere.  However, Villa Theo can provide a fence at extra cost of IDR 380’000 per day.
Villa Theo can also provide baby sitter at extra charge.

Smoking
Smoking is permitted in all living areas but is striclty forbidden in the bedrooms.

Reservation & Payments

• Payment is in USD and IDR (based on the exchange rate on the day of payment)
• A deposit of 50% of the rental amount must be received by Villa within five (5) working days after the confirmation of the reservation has been given. If the deposit is not received within the time frame given then the booking will automatically be cancelled.
• Balance payment is required 30 days prior to arrival for low season and 45 days for high & peak season or immediately if booking is made less than 30 days prior to arrival. If the balance payment has not received by the due date, Villa reserves the right to cancel the booking and retain the client’s deposit.
• In case of bookings made less than 30 days prior to arrival, full payment is required within five (5) working days, or on arrival, whichever comes first.
• For last minute bookings (within a week or less prior to arrival), full payment upon arrival in cash or by credit card (MasterCard) is acceptable.
• Minium stay requirement: 3 nights for low season, 5 nights for high and 7 nights for peak season. 

Cancellation policy

In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:

• 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
• 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
• 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period
• Notice of cancellation must be received in writing.
• Charges may apply for amendment period of stay for any reason.

It is strongly recommended that the Guest and all members of the Guest’s party purchase trip cancellation insurance.

Number of Guests

The number of persons (adults and children) staying at the Villa Theo must not exceed the maximum number of sleeping places indicated in the booking confirmation, unless specifically authorized in writing. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement. No pets are allowed unless agreed in writing in advance.
